Local Property Lawyers
Realgate Legal assists clients throughout North East Victoria with straightforward, commercially minded advice at every stage of the property process.
Whether you're buying a family home, selling an investment property or making your next commercial property move, you want a legal team that understands some of that is routine and some of it is not, and the difference usually shows up in the contract rather than at settlement.
Jonathan Green leads our conveyancing here. As well as being a property lawyer, he has been a licensed real estate agent running his own Victorian agency, so he has seen how these deals are put together and where they come apart. You get straight answers in plain English, from a team that works on property every day.

Legal clarity makes the difference
Contracts, deadlines and conditions can have consequences long after settlement. We help identify issues early, explain what matters in plain English and keep your transaction moving.
Buying Property
Contract and Section 32 review before you sign, searches and due diligence, negotiation guidance and support through to settlement.
Selling Property
Contract and Section 32 vendor statement preparation, disclosure requirements and practical settlement support.
Property Transfers
Legal guidance for ownership changes, restructuring and property transfers.
Commercial + Investment Property
Investment property purchases and sales, commercial acquisitions and disposals, GST and going concern clauses, leases and lease reviews.
Retirement Village + Land Lease
Contract Reviews
Review of village and land lease agreements, entry and ongoing costs, exit terms and deferred management fees, explained before you sign.
Off The Plan, Subdivisions + Development
Off the plan contract review, sunset clauses and variations, plans of subdivision, staged settlements and development site acquisitions.
Open the gate to opportunity.
Close the gate to risk.
Property law and conveyancing should give you clarity about what you're signing, what could go wrong and what needs to happen next.
A lawyer, not a conveyancer
Your conveyancing sits within a broader property law team, so when a transaction becomes more complex, the practical legal advice you need is already there. If a trust, an SMSF, a company structure, a subdivision or a dispute comes into it, you start with a lawyer and stay with one, rather than handing the file over halfway through.
01
Fixed Fee, quoted before we start
You get a fixed fee for your matter before any work begins, along with what it covers and what it does not. No hourly rates, no surprise invoice at settlement.
02
Responsive when timing matters
Property transactions run to deadlines, so you need a team that keeps pace and keeps you informed.
03
We see the whole deal, not just the paperwork
Realgate Legal also acts for real estate agencies on their contracts and compliance, so we understand how a sale is put together from listing to settlement. We can tell you what a special condition really means, what is standard and what is not, and where a transaction is likely to run into trouble before it does.
04
Advice you can actually understand
Clear guidance focused on what the contract or issue means for you and what you should do next.
05
What "hidden risk" actually looks like
A special condition that quietly shifts risk from the seller to you.
An easement or covenant that limits what you can build.
An owners corporation certificate showing a defect levy on its way.
A finance clause that has already lapsed while you waited on the bank.
None of these are unusual. All of them are cheaper to find before you sign than after.
From contract to settlement, know what's next.

Frequently Asked Questions
Clear answers to some of the questions buyers and sellers often have before getting started.
-
Ideally before you sign a contract. An early review can help identify conditions, risks or obligations before you become committed.
-
Our fixed fees for a standard Victorian residential matter start at $1,650 plus GST for a purchase and $1,750 plus GST for a sale, plus disbursements such as searches and duties, which we charge at cost. We give you a fixed fee for your own matter before any work starts, so you know what it costs before you commit. More involved matters like off the plan purchases and subdivisions are quoted case by case.
-
Yes. A contract review can help you understand exactly what you're agreeing to and identify anything that may require further investigation.
-
For a straightforward sale or purchase, either can do the job. The difference shows up when it is not straightforward. A licensed conveyancer cannot give you legal advice on a trust, an SMSF, a deceased estate or a subdivision, and cannot act for you if a matter turns into a dispute. If any of that is in the picture, starting with a lawyer saves you handing the file over halfway through.
-
A property lawyer can prepare and review the required documentation, manage legal requirements and guide the transaction through to settlement.
-
